"Lives up to its great reputation"
We stayed at The 21 in Brighton on Sunday night 28 September and agree with all the positive comments posted before us. Andy and Matt went out of their way to make our stay pleasant. This B & B is located on a side street, just around the corner from the seaside promenade with easy access to everything downtown Brighton.
The room was spacious with an en-suite shower, and amenities like small fridge with complementary water, dressing-gowns, hairdryer (that actually works), coffee/tea facilities with snacks etc. Everything in very good taste. At breakfast they have a menu with a choice of various egg dishes including bagel with smoked salmon and scrambled eggs!
Highly recommended and we will most certainly go back.

"Really satisfied -  extremely friendly"
Well situated in a calm street, this little hotel is one for the individualist. The owners care for their guests, breakfast is excellent and our room was really nice and comfortable.

"Excellent stay at The 21"
I stayed at The 21 with several friends, Matt and Andy made us so welcome and the standard of accomodation was excellent. There are some great restaurants nearby and we were in walking distance of all the fab shops! I would not hesitate to stay here again.

"The Personal Touches"
It was so refreshing to be met by such friendly and helpful owners.The room had a contempary decor which was of a high standard. This is guesthouse punching way above what you normally would expect. When I return to Brighton I will stay here again assuming they have a vacant room!

"Excellent Hotel"
We went to the Twenty One for my 30th Birthday. Not only did Matt and Andy make us feel very welcome as soon as we arrived but the gifts, card and balloon just made our stay extra special. The hotel is faultless, very clean, very cosy and very friendly.
Nothing seems to be to much trouble for the lovely hosts.
We will definately be coming back to see our new friends!

"Fantástico, volveré sin duda!"
Elegí el Twenty One en base a las críticas y fotos reales en Trip Advisor. Después de leer tan magníficas críticas esperaba no decepcionarme pero ni muchísimo menos. La habitación nº 2 estaba decorada con mucho gusto, la cama era muy cómoda y además tenía televisión con dvd y disponíamos de una selección bastante diversa de dvds entre los que poder elegir. La bandeja del té era impresionante y la reponían cada día. El detalle del albornoz y las zapatillas, ideal. Todo estaba impecablemente limpio. El desayuno también espectacular; buffet para servirse cereales, fruta, galletas, zumos... y además te ofrecían té o café con croissant caliente y varios platos a elegir que te preparan al momento como Bagel con bacon y huevos revueltos, Full English Breakfast... Todos los detalles eran exquisitos como la vajilla, la cubertería, flores frescas en cada mesa y de fondo una suave música que creaba una atmósfera muy relajante. Matt y Andy fueron tan atentos! Nada más llegar te dan un plano, te ayudan a situarte, te explican qué sitios hay que visitar y cómo llegar, los precios, te recomiendan restaurantes cercanos en los que además por decir que te alojas te hacen descuento... Ellos encantadores, el sitio tan agradable y con un precio tan razonable que definitivamente me alojaré aquí si vuelvo a Brighton.

"Like staying with friends"
We have just returned from a girls reunion weekend staying at The Twenty-One, and I just wanted to let everyone know that all the great reviews are true!
Amazingly personal service with the owners always on hand with restaurant recommendations and ideas of places to go/things to see/etc.
Plus the full English breakfast was one of the best I have ever had, and the choice of breakfast cereals was a very pleasant suprise.
Nothing was too much trouble, and even when I accidently broke a part off our shower (fantastic power showers by the way), it was magically mended about three hours later, with no questions and no mess.
All in all the best B and B I have ever stayed in!

"Fabulous find"
Booked this place out of curiousity after reading rave reviews on Trip Advisor. It definitely exceeded our expectations - the best B&B we have ever stayed in.
The rooms are spotlessly clean, tastefully decorated, and pretty quiet. Matt and Andy are very welcoming and shared lots of tips on what to see in Brighton & suggested great restaurants and bars. They also cooked up a wonderful breakfast each morning!
Would definitely stay here again next time we return to Brighton.

"Excellent B&B"
Nous avons séjourné deux nuits au Twenty One et nous avons apprécié notre séjour à tous points de vue. La maison est très bien située, la décoration très réussie, les chambres et les salles de douche étaient très propres , très douillettes, élégantes ... Petit déjeuner anglais savoureux et copieux. Et , enfin, un accueil à la fois charmant et professionnel !!!!

"Absolutely Perfect"
We stayed at The Twenty One a couple of weeks ago and haven't stopped raving about it since. Matt and Andy were amazing - attentive, generous with their time and full of great suggestions for restaurants and places to go. They made our 5th anniversary incredibly special. The Hotel is gorgeous with everything you could want. Thank you so much for a lovely time - we can't wait to come back!

"Great Stay"
Just returned from a fantastic four night stay. The '21' is a credit to Matt and Andy; many hotels could take a lesson from them. The rooms, food, service; the whole place is quality. Also their local knowledge is a great benefit. We will definitely be returning.

"The Wonderful Twenty One"
I have just come back from two nights at the Twenty One. My husband and I had a double room and my mum had the single room. From the moment we arrived Matt and Andy were fantastic. Unfortunately my mum had left some of her medical equipment at home and started worrying as I was not with her at the time and Matt and Andy put her at ease straight away and helped her until I arrived.
The accomodation was spotlessly clean, the beds comfortable and as for the breakfast that was so filling I didn't need to eat anything until the afternoon.
I would definately recommend anyone to stay there. It is away from the noise of the Brighton nightclubs and pubs but within easy walking distance. I would definately stay there again on my next visit to Brighton.

"Deserves its no.1 rating"
Reviews that were so positive led my wife to choose it for a birthday weekend treat. We were greeted in the most pleasant and welcoming manner by Andy, who gave us tips on best eating, drinking and general retail therapy places in Brighton which we both lived in as students. It is within 5 minutes of Kemptown bars and restaurants, 15 minutes into central Brighton.You receive a parking permit when you get there, a big help. Fastidiously clean, beautifully furnished, cleverly decorated and many little extars such as bountiful coffee/tea paraphenalia. The breakfast room is modern, the food well into the 5 star category, the service by Andy was exemplary and personal. It deserves its top rating, we will be telling all our friends and will be revisiting in a while. As value for money, brilliant.

"Best B&B"
This was a treat for my boyfriends birthday. I was very very pleased with the quality of the guest house. It is immaculately clean and a real home from home. Andy and Matt are lovely and very welcoming. The location is perfect, the decoration of the whole place is superb. We will be returning.

"Individual!"
My Husband and I spent 2 nights here last week and were absolutely delighted with the hotel. Very refreshing change to see such attention with ease and laid back but attentive service. We are plannin another trip later in the year to see family and will most probably come back! Keep up the good work.

"The Perfect B&B!"
My husband & I stayed here the weekend of the 5th/6th Sept for our tenth wedding anniversary.
We cannot fault this place it is truly a haven of tranquility in Brighton. Our room (No 3) was beautifully decorated, I cannot comment on the other rooms but would happily stay in any of the others. The property is maintained to a high standard and the guys Matt & Andy clearly care about attention to detail. The little personal touches, i.e the tea. coffe and snacks in our room together with dressing gowns and slippers make this place a cut above.
The hosts will do anything for you and are well informed on the area, we had such a pleasant welcome and goodbye we would highly recommend The Twenty One.
Unfortunately it rained pretty much for the duration of our stay so we hope to return when the weather is better and our choice of B & B will be none other than The Twenty One.

"No chintz - fabulous!"
The best bed and breakfast I have ever stayed in!
Tastefully decorated house, with lovely touches in the room such as a towelling bath robe, slippers, flat screen TV with DVD player, DVD library.
Complimentary joys included included peanuts, biscuits, mineral water and shaving kit! Everything was replenished when I braved the rain and wind of Brighton for the day.
Hosts Matt and Andy were charming and gave advice on places to eat and drink, whilst also offering delicious breakfast with plenty of choice.
Thoroughly recommended - believe all of the reviews and I hope to go back soon!

I booked a stay for me and my partner after reading the reviews here and I can honestly say that we weren't disappointed. The guys made our stay both very welcoming with excellent service.
The room we stayed in was lovely and very comfortable.
If you are going to stay in Brighton, then stay with the guys at Twenty One.

"Amazing - The best B&B I have stayed in"
Just spent the weekend here and it was just as all the good reviews said and more! Found it very easy as it’s in a great location and as soon as we walked through the door a cup of tea was being offered. Matt then very kindly explained on a map all the great places to go eat drink and see.
The room and shower were fantastic, very clean and spacious. Lots of pillows on the bed, good sized fridge and also loved the little extras of shower accessories, biscuits & chocolates.
Breakfast was amazing! A great selection and loved all the individual pots of jam and honey you can have.
Overall I would definitely be staying here every time I come to Brighton if they can fit me in! I would positively recommend this to anyone going to Brighton

"Why stay elsewhere?"
This has to be the best place in the business. Andy and Matt's attention to detail, their kindness, friendliness,care and consideration are second to none. The place is immaculate, breakfast delicious. We really couldn't fault it.
Our short stay was fantastic. We have already booked for a weekend break in November.

"Excellent - what service"
I have just returned from Brighton after staying in The Twenty One - it was fantastic.
A very friendly welcome, I was only staying in one of the single rooms but it still had a small double in it and was very tastefully decorated. 10 minute walk into the centre of Brighton so really well situated. The room had allsorts of complimentary items which makes it stand out over the much larger hotels I have stayed at - the biscuits in the room were spot on !
Breakfast was lovely a just warmed croissant and full english was well received !
All in all the guys who run this have a real eye for detail and should be proud of the levels of service they provide. Although I don't go to Brighton much - when I do I will return to the Twenty One.

"Perfection"
This lovely guest-house is a real gem! It is tastefully decorated, scrupulously clean, peaceful and yet situated only 5 minutes walk from main attractions.
The hosts were so welcoming, nothing was too much trouble for them, they are both genuinely lovely people, and fun too! I was travelling on my own... they made me feel as though I was amongst friends. Thank you guys for making my bank holiday so very special; for the super breakfasts, for the cosy room... PERFECT!

What can I say that has not already been said. The Twenty One is PERFECT. The room we stayed in (Num 3) was beautiful and spotless. The breakfast was fantastic and set us up for the day. Matt and Andy are lovely guys who really care about their guests and gave us a great resturant and area tour.

"Simply The Best"
We like others were a little bit sceptical about the non stop fab reviews The Twenty One was getting. But trust us when we say every favourable comment is true. The Twenty One is without doubt the best bed and breakfast we have ever stayed in. Matt and Andy are two of the nicest guys guys you could wish to meet. Nothing is to much bother and their attention to detail is second to non. The room was fantastic. The breakfast superb and their restaurant recomendations could not be faulted.

I booked this guest house as the last segment of a lengthy family holiday. We enjoyed our stay immensely. Brighton is a fun little place and well worth a visit. Matt and Andy are consummate hoteliers. They are exceedingly anxious to keep their guests happy, and this is reflected in many ways. They realize that there is great value in personalized attention, and they are blessed with personalities well suited to the task. They deserve all the rave reviews they have been getting. Many thanks to the TripAdvisor reviewers who led us to this special destination.

"The memory: still gentle on our minds"
Andy greeted us at the door and offered a cup of tea while we registered, then gave us a brief intro on Brighton's highlights. We were personally shown to our beautifully appointed and comfortable room which had a view looking down Charlotte Street to the sea. Matt introduced himself to us a short time later as we were going out and asked if there was anything we needed to ensure our comfort. The next two days were memorable not only for the beauty of Brighton but primarily due to the friendliness of Andy and Matt, the best breakfasts you can ever imagine waking up to, in addition to the warm ambience and great location of the Twenty One. When it was time to leave it felt like we were saying goodbye to friends. We have travelled extensively in the UK, Europe and Australia and only recently returned home. No other Hotel, Guest House or Bed and Breakfast has ever captured the meaning of welcome and comfort as have Matt and Andy at the Twenty One in Brighton. Experience the magic for yourself and see if we are wrong. Luv ya Matt and Andy

"What a special place"
Chose to stay here as it was number one on trip advisor and i can certainly see why!!
Matt and Andy are the best hosts ever, they made us feel extremely welcome and even left a card, box of chocs and bottle of champagne in our room as was our wedding anniversary.
They genuinely care about their guests and will do anything to make your stay fantastic.
I can honestly not think of a single bad thing to say.
Thanks Matt and Andy we will definately stay again as soon as we can and recommend you to all of our friends and family.

"Loved it"
I booked this this hotel because it was the number one hotel on the trip advisor brighton list and it wa sthere for a reason. The hotel is spotless, and well decorated. The owners are very frendly, and great with 'places to visit advice' giving you a map and marking out the best places to eat etc. I stayed in room 3 and apart from occasionaly hearing people walk around upsatirs it was very quite. They even offer a free dvd rental service which is great if it rains! The food was well cooked and there was a wide selection. I particualry liked the complimentary tea/hot choclate/coffee, nibbles, biscuits and water you get with yoru room. I couldn't fault it.
If your thinking of visting Brighton its a must for flea markets there are loads of them and of course the boutique shopping in the Lanes. It has a stony beach, but the pier more then makes up for it. I wouldnt advise paying to see the pavillion in my opinion its not worth the money and the exterior is better then the interior.
Places to eat, Las Iguanas, particulary if you have a wheat allergy and Oki-Nami a japanese resturatant with excellent sushi, try the cocktails too but be warned they are strong if you ar not used to saki!!!

"An amazing place to stay"
WOW!!! We fell in love with this place and were sorry we could only stay 1 night. We had two teenagers with us who both loved the Twenty One.
What a great place to stay and what a fabulous hosts. Andy an Matt do everything to make your stay wonderful. Every little detail is so well thought of; complimentary cold water and snacks in your room, the breakfast menu booklet and not forgetting the delicious freshly made breakfast itself, the information book in every room, all the DVD's you could watch for free, a shaving set in every bathroom, soft enormous towels etc etc.
Matt and Andy love to take care of others and that shows.Don't look further for B&B's, stay in the TwentyOne!!

"It's not #1 - for us it is the ONLY one"
We visited The Twenty One for a couple of days in mid-July. We found it via tripadvisor and, frankly, I was a little leery of all these wonderful, flawless reviews I read (Blame it on the New Yorker in me!). Boy were my concerns ill-placed!
Andy and Matt run an absolutely wonderful operation. Their passion came shining through in every aspect of our stay. From the second the taxi dropped us off until the taxi whisked us off to the train station, they made my wife and I feel totally at home.
True, there are no lack of places in Brighton that will be more than happy to put a roof over your head - but what is more important is that when it comes to warmth and comfort, Matt and Andy set the bar and I'm not sure if anyone else can match them in that category.
The facilities are clean and updated. The bottled water and snacks in the room are a nice touch. The rooms are well appointed. Breakfast is generous and most pleasant. (These are all some of the areas where that passion of theirs comes through).
Other than getting in and out of Brighton, we found The Twenty One conveniently located so we walked to everywhere we wanted to go.
And if you're into Thai food, there is an excellent Thai restaurant just around the corner from The Twenty One that you shouldn't miss.
Guys, the next time we go to Brighton, Matt and Andy will be our very first phone call!

"It's Number one for a reason!"
We visited The Twenty One for a few days last week. Difficult to find something to say that hasn't already been said. It's number one on here for a reason! It is a fantastic hotel. Walking distance from everything you need in Brighton. The room was fabulous, clean, well maintained and well stocked with biscuits and cold bottled water (really nice touch as it was so warm while we were in Brighton). Andy and Matt were incredibly helpful and their recommendations made sure we made the most of our few days away. I can see why they get a mention in all the reviews! They make the place that extra little bit more than you get elsewhere, incredibly welcoming and nothing too much hassle. Had a great time and will definitely go back.

"Absolutely superb!"
Thank you so very much Matt & Andy for an absolutely superb stay at the best Guest House in Brighton.
When I booked our stay I was a little sceptical of all the glowing reviews there were, but how wrong I was!
My wife and I arrived the day after our 40th wedding anniversary and we left our cases whilst we went to take the car to the secure parking I'd booked. When we returned and went to our room there was a box of chocolates, a congratulations card and a bottle of sparkling wine from Matt & Andy.
We stayed in Room 3, The Victorian Room, and it is spacious, light and airy, and immaculately clean.
We have stayed in many, many hotels in Britain and abroad but this is up there with the best as far as cleanliness, breakfasts, and above all caring for the guests is concerned.
Matt and Andy really made us feel as though we were welcome in their home, and nothing was too much trouble.

If you are looking for accommodation in Brighton, then look no further than 'The 21 Guest House'.
We wish them every success and our very best wishes for the future.

"The Kit Kats made it for me:o)"
We stayed here last weekend and what a fantastic weekend it was. The location of the hotel is great, a stones throw from the beach. Close to the Lanes and everything else you want. Matt and Andy take the time to tell you where good restaurants and bars are, the hotel is beautifully decorated and exceptionally clean. The rooms are great with high quality fixtures and fittings.
The flat-screen TV and DVD was favourite for my partner, but for me it was the endless supply of Kit-Kats and biscuits. Cold bottles of complimentary mineral water from our personal fridge were also really good in the middle of the night when we needed hydrating !
Breakfast was excellent, fruit and cereal, croissants, the best full English I have ever had in a hotel (thanks Andy) and endless pots of tea. We always seemed to be thirsty - not sure why.
Maybe the cocktail bar that Andy recommended had something to do with it. If we go to Brighton again, we will not be staying anywhere else. No wonder its booked up so far in advance ! Thanks for a fantastic weekend. Karen & Spencer

"Fantastic - we'll be back"
We have just returned from a weekend at the Twenty One where we stayed for a surprise 40th birthday weekend. Before we booked we spent hours looking at hotel websites and comparing reviews - we are so glad that we chose to stay here. Matt & Andy helped us to plan the surprise too and we couldn't have hoped for a better weekend. From the minute we arrived we were made to feel like friends rather than guests - all 3 rooms were spotless and were extremely comfortable. The small touches like bathrobes, slippers and complimentary water were impressive and if you got the midnight munchies there were plenty of snacks on the tea tray! 'Old Andy's' breakfasts are great (sorry Andy, couldn't resist - you now have even more of a reputation to live up to)!! We had such a great time that we booked to go back again next year before we'd left - I think that says it all. Thanks Matt & Andy for such a great weekend, we're looking forward to next year already!!

"Really nice little hotel"
A nice little boutique hotel .We have stayed in Brighton previously at the Grand Hotel and this is far better.My wife and I had room 6 on the second floor which was a good sized room with a small en suite .
The place was spotless and nice little touches such as the complimentary water in the fridge and choc bars .
Matt and Andy were really friendly and extremely helpful .Home cooked breakfast was an added bonus.
I would certainly stay again

"Spoiled rotten"
We stayed at The Twenty One for our wedding anniversary and were spoiled rotten by Matt and Andy from the moment we arrived until the moment we left. The" surprises" left for us in our room, along with the contemporary design and all the extras which come as standard made for an exceptional experience.
It is hard to say anything that hasn't been said before,but these guys aren't the top place to stay in Brighton by accident.They obviously like people and they work very hard to make everyone feel welcome and special.They provide both the environment and level of comfort and cleanliness that many of the 5 star hotels which we have stayed in have failed to deliver.
There really isn't anything negative to say.

"The best"
This is the best place in Brighton !!
Stayed here for a weekend to celebrate my dads 70th birthday. Matt and Andy make it a wonderful stay. You could not meet nicer people.
The place is immaculate and you get welcomed with a superb breakfast every morning. We had rooms 6 and 8 - both beautifully decorated and spacious.
Forget the rest and book the best !!

"Peace among the seagulls"
The Twenty-One was just what I needed. I arrived on the Thursday evening facing a very tough three day conference. Matt and Andy made me feel welcome from the start, helping me to find a parking space just outside the B&B, hence avoided driving around Brighton all weekend avoiding traffic wardens, They also showed me where to find the best places to eat in the town. The room was small but very comfortable and the lovely breakfast kept me going all day! Each evening I arrived back exhausted but I knew I could have called on Matt or Andy if I needed anything. Nothing was too much trouble.
The Twenty One is also a quiet place even though it's only a short walk from the centre. I wasn't at all disturbed by the many hen parties rampaging through town!!!
All in all a brilliant place to stay - they even emailed me to ensure I arrived home safely!
Look forward to staying again very soon

"Excellent hotel"
I chose to stay here on the strength of the reviews on Trip Advisor and I was not disappointed. I was on my own and stayed in the single room, although it does have a double bed. Like all the other rooms this has been recently refurbished and had everything I needed. Matt and Andy are fantastic hosts and the cooked breakfast is probably the best I have ever had. I would most definitely stay here again, the only problem would be getting a reservation as they seem to be booked solid for months !

"Brilliant Stay"
I stumbled across this hotel when checking out a review for another - I am very glad we found it!
Booking was confirmed really quickly and we were made to feel really welcome from the word go! How many hotels do you go to and as soon as you arrive are offered a cuppa? Andy even took our bags up for us!
Matt provided us with a whistle stop tour on the Brighton Visitors Map and recommended some nice places to eat and good places to shop, including the HUGE Primark!!
We had room 7 booked and although quite small, it was lovely and was perfect for the 2 of us for a couple of days! Very stylish and comfortable and goodies-a-plenty. In your bog standard hotel, you get enough stuff for 2 cups of tea and maybe the odd biscuit if you're lucky - but there was plenty of extra supplies and additionals, including kit-kats, nuts, biscuits etc.
Even proper bathrobes and towels instead of the usual pathetic little towels that were clean and crisp!
Breakfast was lovely, with the usual english breakfast menu and a hot croissant served as standard and lots of additionals such as fresh fruit, cereals, flapjacks (which are gorgeous by the way).
Great location, being a short walk away from the pier (even for a lardy like me!) but far enough away not to be disturbed by the small numbers of bars nearby.
Overall, 2 of the nicest guys you'll meet and very impressed - a hotel I would definately visit again!

"Home from home"
I stayed at the twenty-one for 3 nights during June. I had the single room (Room 2) which looks exactly as it does on the internet. It is a lovely quiet room at the back of the house. Very clean. I really enjoyed my stay. The litlte extras in the room such as the bottled water and all the little goodies, kit-kats, peanuts, individually wrapped biscuits, show how much Matt and Andy care about their guests. I have special needs and both Matt and Andy were very helpful. Indeed their caring attitude and friendliness is what makes the 21 a real home from home. It really is a little jewell in Brighton. Very near to everything and its level of cleanliness is second to none. Lovely decor also. I loved it and I cannot wait to go back and I know that when I do go back, I will feel like I am returning home. I really enjoyed my stay and Matt and Andy made it possible for me by assisting me in the way I needed. I would have no hesitation in going back and recommending the 21 to anyone. I am so glad I found this lovely home from home.

Fantastic ! Fantastic !! Fantastic !!!
From the moment you walk in the door and after you leave it's such a wonderful experience.
The rooms the linen, the breakfast and most importantly the thing which sets the Twenty One apart from others is it's X factors, Matt and Andy they have the art of customer relations wrapped up with a big bow and a gold star.They obviously put their hearts and souls into their work .
We love them both and will definitley be revisitng them, both as our new friends and guests.

"Could not have asked for more"
My husband and I wanted to get away for a few days after our wedding and we decided on Brighton. I looked at all the major hotels on the internet and wasn't really impressed with their reveiws so looked on Trip Advisor for their advice. All of the reveiws of the Twenty One convinced me to book here, and I am so pleased that we did. On arrival we were treated to a bottle of champagne and box of chocolates in our spotlessy clean and very well decoarted bedroom. Matt and Andy provided a map of their recommended restaurants and shops and we relied on this for the whole trip, and would completely agree with them. As with all the reviews on here there are not enough words or ways to say how much we enjoyed our stay at the Twenty One - Matt and Andy are the perfect hosts and could not have done any more for us. We will be going back to Brighton and would not even dream of staying anywhere else but the Twenty One Hotel!

"An excellent, lovely place"
Usually I do not write reviews, only in very special cases, either positive or negative.
In this case of The Twenty One I have to say that it is an exceptional place to stay. From the beginning, Matt & Andy make you feel comfortable with their charming, positive spirit, offering welcome drinks, taking care of their guests and their luggage,... They are really interested to make your stay as positive as possible. I can therefore higly recommend this place.
The location is lovely in a district, where one feels more among the real Brighton people. Rooms are very clean. Breakfast is delicicous and you can choose various options.
For visitors or participants at conferences: The Brighton Conference Centre is only about a 15min walk away from the hostel (along the coast). Furthermore, The Twenty One has fast internet access (although they don't communicate it).
Overall, I enjoyed staying with Matt & Andy in their lovely B&B and can defninitely recommend it. All the best to you both and see you next time at Brighton, René

"Perfect place to stay"
What sold it for me apart from the fantastic reviews was that Matt & Andy allowed children. Some guest houses/B&B's didn't take children under the age of 12. When we first arrived we were greeted by Andy who offered us tea & coffee and showed us different places on the map, places of interest, where to eat etc. We were shown to our room which was perfect. It was spacious, clean and had everything we wanted. There was tea/coffee facilities in the room and complimentary bottled water, along with toiletries, gowns and slippers. The refreshments were stocked up each day and to be honest Matt and Andy couldn't have been more helpful and accomodating. The breakfast menu was lovely, with warm croissants, tea/coffee, cereals, fruit jucies and a lovely full English breakfast. The Twenty One is situated in a side street in perfect proximatey to the seafront, pier, the Lanes, restaurants. All in all the hosts, accomodation and breakfast were excellent.

"Wonderful"
Absolutely wonderful B&B. The service was warm and welcoming. The rooms are beautifully decorated and quality is superb. The rooms and the bathrooms were very clean and modern. Breakfast was sensational.

"Outstanding!!!!!"
We join the chorus of praise for this exceptional home from home..
We have been lucky to stay in many places beforehand, but for us this has to be one of the most magnificent and superb places we have certainly stayed in this country.
Totally exceptional and outstanding service throughout our stay, from when we first arrived, to us departing yesterday morning, the generosity and hospitality was certainly outstanding.
The entire place was immaculately clean, generous assortment of complimentary snacks and plenty of mineral water left in the room on arrival.
The room was perfect in every way, very peaceful considering it was only a few minutes walk from the pier, lanes and shops oozing with plenty of bars and places to eat. If you are planning on eating out try Pomegranate restaurant just a few streets away, totally out of this world…..
Breakfast was indeed very Moorish with plenty of choice, definitely did not need anything else to eat until the evening, very satisfying and filling indeed. Wonderful in fact.
Thank you both so very much Andy and Matt, you certainly made our two nights stay very memorable, superb and impeccable.
If you need somewhere to stay in Brighton, look no further than The Twenty One. positively and without a doubt the sparkler in Brighton PERFECT in every way!!!!!!

"Perfect retreat"
A fantastic stay at the Twenty One with my wife. The moment we walked through the door we knew we would not be dissapointed. The whole building, floor to ceiling was immaculate. The room (room 8) was large, clean and perfectly presented. The bathroom, though small, was spotless and funtioned as we required it. The breakfast was great with good choice and well cooked. Not a powdered egg in sight- a catering rarity in this day and age! The advice we received on our welcome was invaluable and the restaurants and bars nearby which were recommened to us did not dissapoint at all. To sum up, a great location, great guest house made perfect by two great hosts. We will return!!

"What fantastic hosts"
I stayed at the Twenty One for two nights with my girlfriend.We stayed in Room 6 (Double Room).
Upon arrival we were greeted with a cup of tea and a warm welcoming smile from Andy. He made us feel like family from the first minute and eagerly advised us on places of interest and local attractions in Brighton.
The guest house itself was pristine with no attention to detail missing. It is set in a quiet street in the vibrant Kemp Town area within short walking distance of the pier and the city centre.
I cannot recommend the hosts Matt and Andy enough and hopefully we will be staying there again in the near future.

"Fantastic hosts"
The guys that run this lovley guest house really know how to make your stay with them a pleasure from greeting you on your arrival to waving you goodbye. Matt & Andy are both friendly & helpful, offering all the advice you need on places to eat, drink & visit.
The rooms as others have stated are very clean & tidy and a pleasure to return to at the end of the day to relax. Breakfasts are great with a good selection of choice each day.
Location is really good for getting to the main town & the Lanes, approx 10 minutes with local restaurants & bars just round the corner to the guest house as well.
My partner & I would definitely stay here again if we return to Brighton.

"Very kind hosts"
Booked this for a 30th anniversary getaway. Matt and Andy very kind and helpful, sat us down on arrival with a cup of tea and gave us excellent suggestions for restaurants, maps and lots of useful info, as well as great breakfasts and well equipped room.

"Home from home"
We could never of expected the welcome we received. The minute we walked through the front door we just knew we had choosen the right place. It was a home from home. The room was perfect with great decor throughout. Matt & Andy effortlessly do everything just right. The complimentary tray of coffee/tea/savouries & chocolates, the dressing gown & slippers are just examples of the finishing touches. The breakfast is second to none. They showed us places of interest on a local map & recommended a range of places to eat. Nothing is too much trouble. We will certainly be back to be spoilt again !!
