In order to make a reservation the first night's stay will be charged to your card as a NON-REFUNDABLE deposit, the balance will be due on departure*.
For bookings of 4 nights or more - a 25% NON-REFUNDABLE deposit will be charged to your card, the balance will be due on departure*.
When a '4for3' offer or a '3for2' offer is being booked - the whole amount of your stay will be charged to your card and is NON-REFUNDABLE
STUDIO BOOKINGS: Full payment will be required when booking
We appreciate there are times when cancellation of a stay with us, by our guests is deemed unavoidable. Please understand though, that a booking is a firm contract and should be regarded as such. We strongly recommend the use of travel insurance to protect you from unforeseen events and circumstances that may cause you to cancel your booking.
Any cancellation will forfeit the deposit which is equal to the first night's stay, Sorry NO EXCEPTIONS.
Any cancellation of any booking will forfeit the deposit which is equal to the first night's tariff or 25% of the total booking if the booking was for 4 nights or more.
If a cancellation is made within one week of arrival or by ‘no-show’, a cancellation charge equal to the whole booking will become payable. Where a reservation is made using a debit or credit card - the same card will be debited with the cancellation charge.
When a room has been paid for in advance, payment will not be refunded upon cancellation.
When a reservation is for a two night minimum stay or three night minimum bank holiday weekend stay, cancellation of only one or two of those nights will not be allowed and cancellations will be subject to payment in full.
Where a reservation is cut short after arrival the stay will be subject to payment in full.
STUDIO BOOKINGS: Full payment will be taken for our studio when the booking is made and a full calendar month is required for any cancellation. If more than a month is given for a cancellation there will still be a £125 admin charge (first nights stay).
WE STRONGLY ADVISE GUESTS TO HAVE APPROPRIATE TRAVEL INSURANCE IN PLACE BEFORE THEY TRAVEL.
Amendments/Changes/Re-scheduling to bookings
Please note we do not accept 'amendments' 'changes' or 're-scheduling' of dates to bookings, if a change/amendment/re-schedule is required for a booking the normal cancellation charges will apply to the original booking dates.
Where bookings are made for arrival to be within one week, full payment will be made on the credit/debit card given, and no refunds offered for any cancellations.
Check-in / Check-out times
We do not have a permanently manned reception nor a night porter, therefore check-in is by 'appointment' between 2pm (14:00hrs) and 8pm (20:00hrs) latest.

Check out time is 11.00.
Guests are asked for an estimated time of arrival at the time of booking.
Please note: We no longer accept cheques
Balance of payment will be required on departure*
*Payment of all company or conference bookings less deposits will be required 2 weeks in advance of arrival.
*Payment of all group bookings of three rooms or more less deposits will be required 2 weeks in advance of arrival.
We are totally non-smoking throughout, it's now the law and for the safety and convenience of all guests, even on balconies, in shower rooms and hanging out of windows.
ANY evidence of smoking will result in a demand to immediately vacate the property and relevant charges will be made for cleaning of the room.
We do not allow pets.
Two nights minimum at the weekends (Fri & Sat nights) (Single night bookings are fine for Sunday evenings)
Three nights minimum at the Bank Holiday weekends.
We have varying minimum night stays for Conference weeks
Sorry, but no Hen or Stag parties accepted.
Damage/Breakages & Disturbances
Please take care with our accommodation. You are responsible and liable for any damage and breakages which you cause to the accommodation or its contents.
We would also like to remind guests to have consideration for other guests, so when leaving/arriving or even whilst in their rooms to keep noise to a respectable level, as 'excessive noise and/or disturbances' will result in us having to ask you to leave and pay for your whole visit.
